Furniture Placement Sets the Scene

Furniture placement is crucial extremely important, when staging a house to sell

Prior to furniture placement, the home should have already been decluttered.

After the house has been depersonalized, decluttered, curb appeal is welcoming.

Setting the Scene

Home staging is about setting the scene, creating an illusion, so that buyers can and will envision themselves living there, and ultimately make an offer.

The way you live in your home is not the way you sell your home.

Hint:
Too much furniture clutters a home, making the spaces feel smaller. This is a common, for people arrange their furniture while living in their home is lined up against the walls. Arranging furniture in this way actually makes the room feel smaller.

Step 1
Visit those model homes again, while noticing the scale (size) of the pieces of furniture, traffic flow, and the furniture placement.

Step 2
Plan out a purpose or function for each room that will appeal to as many buyers as possible.

Example: the 3rd bedroom number is used as an office; this will need to be staged as a bedroom. A 3 bedroom house has more value, and many buyers have trouble envisioning the potential.

Step 3
After you have a plan, it is time to remove or re purpose your furniture. If your house has a lot of furniture, you should remove and store 1/3 to 1/2 of the pieces of furniture. Ideally each room should show with just enough to pieces of furniture to give that space a purpose.

Step 4
Evaluate the scale of the furniture in each space. Remove or repurpose with appropriate sized furniture.

Example:
Perhaps your family room has a large sectional that lines up against the wall focusing on the television and ignores the fireplace. The scale and purpose of this should be addressed by removing the sectional and creating a conversation area with the focus on the fireplace.

Step 5

Arrange furniture so that is creates a purpose so the buyers can imagine themselves living their.

Examples:

Dining Room:

  • Table and chairs (appropriate size)
Remove: side boards, china cabinets etc. that clutter up the space.

Family Room

  • Sofa
  • 1-2 chairs
  • Side table
  • Coffee table

Master Bedroom:-medium to small sized

  • Bed (use appropriate sized bed) if you have a king sized bed and it fills up the room change it out for a queen size.
  • Night stands x 2

Master Bedroom:-medium to large sized

  • Bed
  • Night stands x 2
  • Dresser
  • Sitting area: If your master bedroom is large:
  • Chair
  • Side table
  • Lamp (This is a great time to use re purposed furniture from other rooms)

    These are examples of the amount and scale of furniture that should be used in various rooms. A rule of thumb is you don’t need any more than two pieces of furniture against a wall. A bed with one nightstand is fine, and actually better than too much furniture.
