Curb Appeal

You'll never have another chance!!!

Curb appeal, is truly where Home Staging starts.

Most likely the person who ends up buying your home will drive by at least once when they are making their decision.

Therefore, it is very important to make your home as appealing as possible. This can shorten the amount of time it is on the market.

The same goes for the internet.

A photo showing your homes' curb appeal will have high impact on the buyers today. Most buyers are doing their home searches online. If the house doesn't look good in the photos, then the buyers will most likely click onto the next one without ever viewing yours.

Homes Energy

It is my belief that the “energy” a house gives off can determine the buyers’ mood towards the property before ever entering.

Example:

If the property has:

  • yellow lawn
  • window screens are torn
  • paint is cracked
  • bushes are overgrown
  • empty flower pots
The property’s curb appeal screams, “ I need work, time, and money!”

Most likely the buyers already are considering the time, work, and money involved before they even get out of the car! That is if they ever get out of the car.

Already, the curb appeal has set the buyers "mood," and "energy"

What a bummer!

Assignment:

Take a drive through your neighborhood and look at your neighbor’s homes as if YOU were the buyer.

Do these homes have an “energy”?

Is it a “YES” or “NO” energy?

What is it about these homes that say, “YES” or “NO”?

What makes the house say “YES” the landscaping, the color, the front door, the windows?

It is not a bad idea to write down what you see, or even take photos for a reference point. Upon returning home, detach yourself from your home and view the property as if you were the buyer.

Goals of Curb Appeal

Goal 1

The first goal is to make the front of your property alluring enough so that a buyer, driving by, will want to stop their car, get out to have a look, and then call the listing Realtor. That is curb appeal and it is your primary goal.

Goal 2

Your next goal is to give the buyer a feeling of confidence in the property. If the curb appeal shows badly then the buyer may feel the property is a possible risk, and they avoid it all together.

However, if the property is well-cared for and has tasteful decor, most buyers will feel at ease and there's less of a risk involved.

Goal 3

Third goal is to increase the perceived value of the property. This is achieved with a well maintained property, that's curb appeal really stands out. Some studies imply that curb appeal can increase the value of your home. It certainly can help clinch a sale.

It’s in the Details

  • Exterior Paint Color Is your property’s paint job in good condition and has updated paint colors. Can curb appeal sells homes with their exterior paint color?
  • Front Door (does it say welcome?) Could the property benefit from a new door? Does the front door “pop” with a color? Fresh paint color on the front door gives your house a crisp in good condition, with a look of distinction and class.
  • Garage Door Should be in good working condition? Does the garage door look dated or worn out? If so, you must clean it up repair and paint it.

  • Gutters should be free of debris and clean. Replace any missing pieces while making sure they are in good condition and not loose.
  • Down spouts replace any missing pieces, make sure they are in good condition and not loose.
  • Roof should be free of debris and replace any damaged shingles.
  • Fences should be in good condition, and paint, stain or white wash them.
  • Deck, patios and porches should be cleared of all clutter. Remove toys, sand boxes, old flower pots, planters, barbeques grills, sports equipment and extra furniture. These items can be packed away for your next home.

    You want to show off the space. The more usable square footage increases the value.Power wash remove debris, dirt stains, and moss. If need be stain or paint decks, porches, and patios.

  • Concrete patio’s and porches can be painted with a specialized concrete paint made that will give a fresh clean feel as the enter the house. (You can find concrete paint at any home improvement store)
  • Railings If the porch, patio, or deck have railings, make sure they in good condition. If not, repair them and give them a fresh coat of paint. If the railing is a metal you can paint it with rust inhibitor paint. (You can find this paint at any home improvement store)
  • Driveways, Walkways, Sidewalks: Paved driveways should be cleaned and swept. Remove the stains, oils spots with products especially designed for that purpose. Repair any cracks in the both driveway and sidewalks.
  • Windows Make sure all the windows are in good working order. Repair and/or replace screens. Clean them yourself or have your windows and screens professionally cleaned. If your windows don’t really make a statement there are inexpensive high impact ways to give the property more character, such as beefing up the moldings around the windows.
  • Shutters Does your house have shutters? Are they in a good shape? If not you should repair and or replace them.If your property does not have shutters, take a good look at the house from the street. Could the property benefit from having shutters installed. Shutters can enhance the properties curb appeal greatly.
